Dwelling Suites has guidelines for protecting your privacy and ensuring satisfaction for all guests. Many of these policies contain answers to frequently asked questions. The following policies* will help you understand what to expect during your stay and guide you through the more tedious aspects of renting a corporate suite.

Due to the nature of corporate housing, we have a 30-day minimum for all stays. In corporate housing, you sign a short-term lease, usually 1 month to 3 months long. We offer lease extensions, in case you need to stay longer than originally planned. Lease extensions are available in daily, weekly and monthly rates, once your 30-day minimum is satisfied, provided that your suite is not already pre-leased. All lease extensions are subject to approval and availability.

All prospective guests will be screened for suitability to occupy the suite. Since you will be staying with us for at least a month, potentially longer, it is Dwelling Suite’s responsibility to ensure that you and your neighbors are responsible, courteous, trustworthy residents. Dwelling Suites reserves the right to run criminal and other background checks, as required.

The following fees are provided for your convenience and may be subject to change with or without notice. Though we make every attempt to keep our site content up to date, the terms disclosed in your Lease Agreement precede any policies, fees, or other terms listed on our website.

  • If the name on the credit card you use is different from the name on your reservation it will immediately be rejected, refunded and the reservation canceled.
  • Booking Deposit: A non-refundable booking deposit is required to reserve your Dwelling Suite. The booking deposit is credited towards your first month’s rent unless you cancel your booking, then you will forfeit the booking deposit. Suite rentals are given priority based on time of booking deposit payment, not original inquiry or booking request. The booking deposit is calculated as 10% of your lease’s expected total cost. This fee is due at the time of application.
  • Cleaning Fee and Reservation Fee: The reservation fee is a one-time, non-refundable flat fee of $150. The cleaning fee is also a one-time, non-refundable fee between $200 and $350 that is calculated based on the size of your suite. Once you have been approved, you will be sent the link to pay these fees at least 2 weeks before your move-in date per the terms of the reservation agreement.
  • Reservation Fee: Non-refundable fee required to finalize your reservation. Flat value of $150. A Link will be sent to pay when Rental Agreement is signed, per the terms of the Reservation Agreement.
  • Pet Fee & Pet Rent: Verbiage should be changed to the following:
    A non-refundable pet fee of $300 is required to have an approved pet in your suite. If there is a second pet, it will be an additional $200. Dwelling Suites has a 2-pet maximum. The pet rent of $25-$50 per pet (depending on size) is also due monthly and is non-refundable. These fees are waived for applicable Service Animals, as set forth by ADA policies. All pets must be up to date on vaccines and will need to be verified through vet records.
  • First Month’s Rent: Non-refundable rent payment required to move in to your Suite. Flat value in the amount of the base Monthly Rate* set forth in your lease agreement. A Link will be sent to pay two weeks before your Move-In date, or as soon as your Lease Agreement is signed, if you’re booking a Suite less than two weeks in advance, per the terms of the Lease Agreement.

*Due to Dwelling Suites’ monthly leasing, we use a rolling month (30-day) start date, instead of the traditional first to end of month, so the first month’s rent is never prorated.

Dwelling Suites’ lease agreement is a standard agreement to occupy the suite for an agreed-upon period of time, much like you would see at an apartment complex. We offer 1, 2, and 3 month leases, which lock in your price for the duration of the lease, ensuring that you do not suffer from market fluctuations.

Once the booking deposit has been paid, and the reservation agreement has been submitted, a suite will be reserved for you. After you submit the reservation agreement, you will receive the link to pay the reservation fee and cleaning fee. The reservation fee and cleaning fee are non-refundable once you have submitted your reservation agreement and paid these fees. The lease agreement will be sent after these fees are paid, once the lease agreement is signed you are responsible for the rent of the suite for the entirety of your lease agreement. We do not refund, nor do we prorate rent at any time. Default will result in accelerating your lease contract.

If your suite is unavailable at your scheduled move in time because of a delay caused by unanticipated construction, repairs, cleaning, or a previous client holdover, we will notify you of this delay and you may request a refund of your Cleaning Fee and Reservation Fee. We may also offer a substitute suite, if a comparable suite is available.

If circumstances prevent you from occupying your suite on the date stated on your lease, the suite is still considered leased by you and will thus incur normal charges, according to the signed lease agreement terms.

Pets are allowed under the following conditions:

  • If your pet is a service animal, appropriate documentation is needed to waive the pet fee and pet rent.

  • You must sign and submit a pet agreement lease addendum to Dwelling Suites;
  • A current copy of shot records for all pets staying in the suite must be on file with Dwelling Suites;
  • Pets must be spayed or neutered;
  • No kittens or puppies allowed (younger than 12 months);
  • Any animal within the suite must be well-behaved and under control at all times;
  • (2) Two Pet Maximum;
  • Cats and Dogs, breed and size subject to approval. Fish and birds are always welcome free of charge!

A $300 non-refundable pet fee is required for the first pet, plus $200 for an additional pet. The pet rent is $25-$50 per month, per pet, and is due with the monthly rent. The pet fee and pet rent are non-refundable. Any damage done to the suite because of your pet’s occupancy will be assessed and billed at the end of your lease, even if your pet is a service animal, as allowed by ADA policies.

All of our suites are non-smoking. Failure to comply with this policy will result in the immediate termination of your lease contract. Balconies, patios, and outdoor seating areas are available. Improper disposal of cigarette butts will result in additional fees.

Sometimes plans change, so if you need to stay with us longer, simply send us an email to info@dwellingsuites.com to check if your suite is available for an extension. All lease extensions are subject to approval and are not guaranteed.

Non-document packages cannot be accepted. Please contact your Dwelling Suites representative to make arrangements. Mailbox key will be supplied when you move in.

You may move into your suite after 4:00PM on the start of your lease. Please refer to your email entitled “Your Stay with Dwelling Suites Begins Today!” where you will find all details necessary to move in.

If your arrival date is later than the lease start date, your rent will still begin to accrue on the lease start date.

Your lease ends on the last day of your lease. An email entitled, “Your Stay with Dwelling Suites is Almost Over” will be sent 3 days before your move-out date with detailed instructions on how to vacate your suite.

Check out is no later than 10:00AM the day after the lease contract expires. Failure to vacate the suite by 10:00AM will result in additional charges. Early departures will not result in a refund of rent.

Late fees will be assessed on past due invoices. A signed lease and first full month rent is due two weeks prior to move in. In the event that a move-in is less than two weeks away, all rent and applicable fees are due all at once. A link will be sent for you to pay all fees and rent. If links are not paid and we cannot contact you, the suite may be released and all fees are forfeited. Current residents are given a 24 hour period after the due date to pay their rent online. If unpaid we will attempt to manually charge the amount owed to your credit card on file. Failure to secure your rent payment may result in being locked out of your suite. If your rent is continually being paid late you will be sent a notice indicating instructions for auto bank checking account payment or wiring instructions.

We provide a referral reward to individuals who referred a guest who signed a minimum one-month lease. The reservation agreement must include your name as a referral for the incoming guest during the initial process. Limit of one reward per past stay.

Dwelling Suites respects your privacy. We won’t sell or share your information with any third party, but we may contact you with relevant articles, promotions, and/or notifications, unless you explicitly ask us not to. Any information we have on you is volunteered and we only use anonymized site statistics to improve your guest experience. We adhere to accepted internet security standards, ensuring that your information is protected. We are fully PCI compliant.

This privacy notice discloses the privacy practices for (https://www.dwellingsuites.com). This privacy notice applies solely to information collected by this website. It will notify you of the following:

  • What personally identifiable information is collected from you through the website, how it is used and with whom it may be shared.
  • What choices are available to you regarding the use of your data.
  • The security procedures in place to protect the misuse of your information.
  • How you can correct any inaccuracies in the information.

INFORMATION COLLECTION, USE, AND SHARING

We are the sole owners of the information collected on this site. We only have access to/collect information that you voluntarily give us via email or other direct contact from you. We will not sell or rent this information to anyone.

We will use your information to respond to you, regarding the reason you contacted us. We will not share your information with any third party outside of our organization, other than as necessary to fulfill your request, e.g. to ship an order.

Unless you ask us not to, we may contact you via email in the future to tell you about specials, new products or services, or changes to this privacy policy.

YOUR ACCESS TO AND CONTROL OVER INFORMATION

You may opt out of any future contacts from us at any time. You can do the following at any time by contacting us via the email address or phone number given on our website:

  • See what data we have about you, if any.
  • Change/correct any data we have about you.
  • Have us delete any data we have about you.
  • Express any concern you have about our use of your data.


In order to use this website, a user must first complete the registration form. During registration a user is required to give certain information (such as name and email address). This information is used to contact you about the products/services on our site in which you have expressed interest. At your option, you may also provide demographic information (such as gender or age) about yourself, but it is not required.

From time-to-time our site requests information via surveys or contests. Participation in these surveys or contests is completely voluntary and you may choose whether or not to participate and therefore disclose this information. Information requested may include contact information (such as name and shipping address), and demographic information (such as zip code, age level). Contact information will be used to notify the winners and award prizes. Survey information will be used for purposes of monitoring or improving the use and satisfaction of this site.

SECURITY

We take precautions to protect your information. When you submit sensitive information via the website, your information is protected both online and offline.

Wherever we collect sensitive information (such as credit card data), that information is encrypted and transmitted to us in a secure way. You can verify this by looking for a lock icon in the address bar and looking for “https” at the beginning of the address of the Web page.

While we use encryption to protect sensitive information transmitted online, we also protect your information offline. Only employees who need the information to perform a specific job (for example, billing or customer service) are granted access to personally identifiable information. The computers/servers in which we store personally identifiable information are kept in a secure environment.
