Dwelling Suites has guidelines for protecting your privacy and ensuring satisfaction for all guests. Many of these policies contain answers to frequently asked questions.
The following policies* will help you understand what to expect during your stay and guide you through the more tedious aspects of renting a corporate suite.

Corporate Suite Policies

The following deposits, fees and terms are provided for your convenience and may be subject to change with or without notice. Though we make every attempt to keep our site content up to date, the terms disclosed in your Lease Agreement precede any policies, terms or understandings, express or implied, resulting from any communication, agreement or published materials.

30-Day Minimum.

Due to the nature of corporate housing, we have a 30-day minimum for all stays. In corporate housing, you sign a short-term lease, usually 1 month to 3 months long. We offer lease extensions, in case you need to stay longer than originally planned. Lease extensions are available in daily, weekly and monthly rates, once your 30-day minimum is satisfied. All lease extensions are subject to approval and availability.

Guest Screening.

All prospective guests will be screened for suitability to occupy the suite. Since you will be staying with us for at least a month, potentially longer, it is Dwelling Suite’s responsibility to ensure that you (and your neighbors!) are responsible, courteous, trustworthy residents. Dwelling Suites reserves the right to run criminal and other background checks, as required.

Different locations may require specific background checks, depending on complex management guidelines.[background check type by location chart] Background checks are only run after you give explicit approval.

Deposits & Fees.

The following deposits and fees are provided for your convenience and may be subject to change with or without notice. Though we make every attempt to keep our site content up to date, the terms disclosed in your Lease Agreement precede any policies, fees, or other terms listed on our website.

  • Reservation Deposit: Non-refundable deposit required to reserve your Dwelling Suite, but will be credited toward your First Month’s Rent. Suite rentals are given priority based on time of deposit,* not original inquiry or booking request. An attempted booking that has a failed deposit payment will be held for 24 hours, so you have time to call us and sort out your payment concerns. Calculated as 10% of your lease’s expected total cost. Due at time of application.

    *The credit/debit card used to make this payment will be kept on file for all future charges, which will be automatically debited per the terms of your Reservation Agreement and Lease Agreement, once these are signed. If you ever need to change this card, please call us at .

  • Security Deposit: Refundable deposit held against the condition of your Suite. Flat value of $150 to $300, depending on suite size. Automatically charged to card on file after Rental Agreement is signed, per the terms of the Reservation Agreement.
  • Reservation Fee: Non-refundable fee required to finalize your reservation. Flat value of $150. Automatically charged to card on file after Rental Agreement is signed, per the terms of the Reservation Agreement.
  • Pet Fee: Non-refundable fee required to have one or more pets in your Suite. Flat value of $300 for the first pet, plus $100 for an additional pet. Dwelling Suites have a two-pet maximum. This fee is waived for applicable Service Animals, as set forth by ADA policies. Automatically charged to card on file two weeks before your Move-In date, or as soon as your Lease Agreement is signed, if you’re booking a Suite less than two weeks in advance, per the terms of the Lease Agreement.
  • First Month’s Rent: Non-refundable rent payment required to move in to your Suite. Flat value in the amount of the base Monthly Rate* set forth in your lease agreement. Automatically charged to card on file two weeks before your Move-In date, or as soon as your Lease Agreement is signed, if you’re booking a Suite less than two weeks in advance, per the terms of the Lease Agreement.

    *Due to Dwelling Suites’ monthly leasing, we use a rolling month (30-day) start date, instead of the traditional first to end of month, so the first month’s rent is never prorated.

Lease Agreement.

Dwelling Suites’ lease agreement is a standard agreement to occupy the suite for an agreed-upon period of time, much like you would see at an apartment complex. We offer 1-, 2-, and 3-month leases, which lock in your price for the duration of the lease, ensuring that you do not suffer from market fluctuations.

Cancellations & Refunds

Once a reservation agreement and deposit have been submitted, a suite will be reserved for you. Your deposit and reservation fees are non-refundable once you have submitted your reservation agreement. Upon move-in, you will be required to sign a lease agreement for the dates you specified in your reservation agreement. Once you have signed a lease agreement, you are responsible for the rent of the suite for the entirety of your lease agreement. We do not refund nor do we prorate rent at any time. Default will result in accelerating your lease contract.

Delay of Occupancy.

If your suite is unavailable at your scheduled move in time because of a delay caused by unanticipated construction, repairs, cleaning, or a previous client holdover, we will notify you of this delay and you may request a refund of your deposit and reservation fee. We may also offer a substitute suite, if a comparable suite is available.

If circumstances prevent you from occupying your suite on the date stated on your lease, the suite is still considered leased by you and will thus incur normal charges, according to the signed lease agreement terms.

Pet Policy.

Pets are allowed under the following conditions:

  • You must sign and submit a pet agreement lease addendum to Dwelling Suites;
  • A current copy of shot records for all pets staying in the suite must be on file with Dwelling Suites;
  • Pets must be spayed or neutered;
  • No kittens or puppies allowed (younger than 12 months);
  • Any animal within the suite must be well-behaved and under control at all times;
  • (2) Two Pet Maximum;
  • Cats and Dogs only, breed and size subject to approval.

A $300 non-refundable fee is required for the first pet, plus $100 for an additional pet. Any damage done to the suite as a result of your animal’s occupancy will be assessed and billed at the end of your lease, even if your pet is a service animal, as allowed by ADA policies.

Smoking Policy.

All of our suites are non-smoking. Failure to comply with this policy will result in the immediate termination of your lease contract. Balconies, patios, and outdoor seating areas are available. Improper disposal of cigarette butts will result in forfeiture of deposit and additional fees.

Lease Extensions.

Sometimes plans change, so if you need to stay with us longer, simply submit a Lease Extension Request. We require that you submit your lease extension request within two weeks of your expected departure date. Sometimes an extension request overlaps with another reservation. However, if your suite is unavailable for the extended period, we may be able to find a similar suite to suit your needs. All lease extensions are subject to approval and are not guaranteed.

Key Pickup.

Keys will be left in a lock box on the suite door. Directions for obtaining keys from lock box will be given in confirmation letter. After hours move-ins must pay rent with a credit card prior to move-in.

Mail & Packages.

Non-document packages cannot be accepted. Please contact your Dwelling Suites representative to make arrangements. Mailbox key will be supplied when you move in.

Move-in Procedures.

You may move into your suite after 4:00 PM on the start day of your lease. When you get to your suite, use your move-in list to record any problems with your Dwelling Suite. If you have any immediate maintenance requests, or your suite is in any way unsatisfactory, please call us immediately at 210.804.0200.

These are step-by-step guides with instructions for getting settled in, like where to find things, how to use technology in the suite, and other instructions. Your Check-in Walkthrough includes a Suite Readiness Checklist, which enables you to submit Check-In Pictures» for anything that is not to your satisfaction. You can register cleanliness, maintenance, or other check-in complaints» up to 48 hours after you have moved into the suite, using your Guest Portal.

Throughout your extended stay with Dwelling Suites, you may submit maintenance requests» through your Guest Portal.*

The front office is not affiliated with Dwelling Suites and is not intended to be your point of contact for maintenance concerns. In the event of a water, electrical, cable/internet, or other suite-related emergency, please call 210.828.3196» for immediate maintenance assistance. In any medical- or safety-related emergency, please call 9–1–1.

Delayed Arrival.

If your arrival date is later than the lease start date, your rent will still begin to accrue on the lease start date.

Move-out Procedures.

When you’re ready to leave, log in to your guest portal to do your Check-out, making sure to closely follow all instructions for getting checked out properly.

to access instructions for how to prepare the apartment and where to leave things like your keys and other returnable items. We’ll also email you a link to your Check-out Walkthrough a few days before you’re scheduled to leave, so you can easily go through the necessary preparations for departure.

A written 30 day “Notice to Vacate” letter is required prior to move out, so single-month leases need to submit notice with the original lease agreement, or no later than the day of move-in. Please confirm your departure date 2 weeks prior to the move-out date listed in your lease agreement. A direct link will be sent to your email, prior to notice being required. Move-out is by 10:00 AM the day after the lease contract expires. Failure to vacate will result in additional charges. Early departure will not result in a refund of rent.

Check-Out Walkthrough

Upon move-out, the following steps must be followed in order to have your full deposit refunded:

  • Remove food from refrigerator and wipe clean.*
  • Run dishwasher.
  • Remove all personal items from drawers and cabinets.
  • Take out all trash.
  • Adjust thermostat to 68°F in winter and 78°F in summer.
  • Arrange with US post office to have mail forwarded.
  • $500 fees will be charge for cable boxes, cable modems, and routers not left in the suite after move-out.
  • Please place all keys, gate access cards, garage openers, parking passes, mailbox keys and any other items supplied to you upon move-in in the envelope provided in your Welcome Book.
  • For our Dwelling Suites at Wilshire location, please turn this envelope and contents into the leasing office or in the night drop slot located in building 8 at the maintenance office, next to the front pool upon your departure. Failure to return these items upon move-out will result in charges ranging from $35-$100.

    *Dwelling Suites is not responsible for providing cleaning supplies beyond the starter pack provided at time of move-in. Poorly cleaned surfaces, materials and spaces resulting from a lack of cleaning supplies or skill will still result in a partial or complete forfeiture of your Security Deposit. Damages beyond normal wear and/or evidence of smoking in the Suite may result in additional fees.

You will have a printed copy of these instructions in the welcome binder prominently placed inside your Dwelling Suite.

Payments & Penalties.

Late fees will be assessed on past due invoices. A signed lease and first full month rent is due two weeks prior to move in. In the event that a move-in is less than two weeks away, all rent, deposits and applicable fees are due all at once. Rent will be automatically charged to your credit card on file. If we are unable to charge your credit card for whatever reason, we will attempt to contact you to update your credit card information. If you cannot be contacted, the suite may be released and all applicable deposits and reservation fees are forfeited. Current residents are given a 24 hour period after the due date to pay their rent online. If unpaid we will attempt to manually charge the amount owed to your credit card on file. Failure to secure your rent payment may result in being locked out of your suite. If your rent is continually being paid late you will be sent a notice indicating instructions for auto bank checking account payment or wiring instructions.

Referral Promotions.

We provide a referral reward to individuals who referred a guest who signed a minimum one month lease. The reservation agreement must include your name as a referral for the incoming guest during the initial process and have stayed with us in the past. Limit one reward per past stay.

Privacy Policy

Dwelling Suites respects your privacy. We won’t sell or share your information with any third party, but we may contact you with relevant articles, promotions, and/or notifications, unless you explicitly ask us not to. Any information we have on you is volunteered and we only use anonymized site statistics to improve your guest experience. We adhere to accepted internet security standards, ensuring that your information is protected. We are fully PCI compliant.
